M.O.D. Properties, Uxbridge - Major Piling Works 14 Properties - 3 Phases Over 1000 Piles
Mini Piling Proposal Antares Construction were asked by our Client to come up with a design proposal to stabilize the foundations to 14 properties. All together over 1000 piles were installed to depths varying from between 2m and 6m. The program was handed over in phases so that the client could prepare the properties for sale as quickly as possible. External Piling Due to inclement weather conditions, the external piling was a long drawn out process, but all piles were installed as required by our design engineers and to please the Local Building Control. Internal Piling Internally, the piling had to adapt to space restrictions and differing depths and sizes of existing foundations. All piles were installed in suitable quantities and locations so as to meet the requirements of the design proposal and load calculations. Obstructions As the site was built on part of an old Air force base, various unforseen obstructions were encountered during the piling work which required our specialist designers to re-assess their load calculations and come up with an alternative proposal to get around the obstacles. The works were all carried out with a minimum time delay and all to meet the rigid requirements of the local Building Control Department. Floor Repairs Some of the floors were so badly affected by subsidence that they had to be replaced. The new floor specifications met with the approval of the local building control department and with all current legislation. As the ground was of such a bad condition, there were many 'voids' or 'pockets' in the hardcore beneath the floors. A proposal was offered of using 'Foam Concrete' in order to fill the voids in the hardcore Reinstatement All properties were left with a screed finish (or new floor in 2 properties), level with the existing floor and ready for re-surfacing by the Client's Contractor. All waste was removed from site and gardens made good following removal of any remaining plant items. The properties are now stable with a 12 year warranty. Following redecoration works and minor remedial works, the properties are all now ready for the client to bring back onto the housing market. |
